Here’s an ideal timeline for your lot.
1 year after the asphalt installation, you should sealcoat.
3 years after, you should sealcoat again to preserve your lot’s integrity. Any nicks and damages in that time will only amplify and worsen if we don’t do this step. It’s our professional recommendation that you sealcoat every 2 years.
7 years after installation, while other lots are looking rough, your asphalt is looking much better. At this point, some areas will need attention and assessment, but your ground should be in good shape if you’ve sealed every other year.
10 years on, you should budget for significant repairs, but if you’ve followed the advice, and done the regularly scheduled maintenance, these should only be repairs and sealcoat, rather than an entirely new lot.
